Hey another question from me.
Like said before there is a lot of new construction going up around me. What is the best way to approach these job sites? And who should I talk to?
I would be curious to see others replys to this. The company I do work with has contacts through builders and cleaning companies. So sometimes we work directly for the builder and other times through the cleaning company.
I would try and find the builder or super and ask if they have anybody handling their final clean for the windows. Be specific about that, a lot of these “clean up” companies do it all. So be sure to specify it’s just the windows. I also explain I might be higher than the general janitor but we will do a better job.
I got a call from a builder this morning. the guy was incredibly short with me and rude. Basically asked for my prices and then said i was way too expensive.
I went and looked at the buildings, they are Fourplexes. about 44 windows per building.
It seemed pretty easy so i called him back and offered a deal because they were building so many of them. knocked a ton off my price then told him i would need them to sign a scratch release form because they were all tempered glass windows.
He than said “if youre a good window cleaner I shouldnt need to sign a scratch release form”…
needless to say i to tell him “It doesn’t sound like we will be a good fit”
then he hung up on me.
haha classy dude.
Scratch waiver is a smart move. Sounds like that guy was not concerned with value, his loss and your gain. Headache avoided. Recently I just removed tint film off a window for the first time. I was lucky to not have a single scratch on a single double hung window.
To the OP, ask for the decision maker. If none are available, find the influencer who relays the messages back and forth and ask for the decision makers information. Dont have an hourly employee help you unless it’s nearest directions to a decision maker. Hourly employees generally don’t make decisions always get someone who does. Don’t leave the talking to the decision maker to someone else, you are better off because you know exactly what to say, how to say it and all while getting what you want.
Thanks for the info guy. This place rocks!
As the original question, there is a ton of new neighborhoods going up around Idaho also. I would love to make it happen. I am curious though, do the contractors pay right away? Or is it difficult to get them to pay after the job or jobs are complete?
All depends on the builder. Most will pay by a check after the work is completed. Our terms are net 30 and they always pay within that amount of time.
