Pricing residential

My goodness @Jacob has that saved my butt on some jobs. There are plenty of 100 yr old homes round here. Some are very difficult! If you can price like @Luke though, go for it! Lol!

At least 400.00 in our area, depending on the condition of the windows.

Agreed with @SimplyCleanKentucky

First off , geographic area makes a huge difference. Where I live, people just won’t pay for service work like bigger cities do. I REALLY see this in my lawn maintenance sales, and somewhat in landscaping projects.
When I started doing windows, I read several places that $5-10 per window was a rough national average.

Here’s a “for instance”, that some may consider too low, and others may consider too high.
Recent job I did…
2 story house. 37 windows total. 27 at $5/window. 10 at $10/window. 11 screens that were difficult and pretty nasty…$50.
ALL of the windows were multiple panes. 4 of them had panes I couldn’t even use a squeegee, so I spent extra time cleaning with a towel. 3 windows had to be cleaned via climbing up on a high roof. 2 were cleaned with a 24ft pole, and were quite tricky.
Total job took me by myself 7ish hours. $285…discounted to $250 because they’re my best lawn customer and landed me another window job.

So…flame away!

@AutumnRidge Iike you said it varies some region to region. However something to think about is if you are working in an expensive neighborhood like half million dollar homes+ then those people probably have 2nd homes somewhere else and know the cost of window cleaning in other areas. Meaning you can charge more. Another example when I had my business in Arizona I was friends with several other window cleaners and for the most part we where around the same price for our services but 1 guy was almost always twice as much as me. And he did vary good and had a crew and everything but he sold his service as a luxury experience. I saw his work I did not think it was any better then my service. So that just shows you can probably charge more then you think but you need to market it correctly.

I would need to see a picture before telling you what I would quote but just based on time I think you should be at least around $350. Here is why it cost money to run the business payroll cost, taxes, phone bill, vehicle ins, business ins etc. As a starting point those expenses probably eat up around 50% of what is made depending on the company size and income. So you need to figure how much you would like to make per hour and at $350 for the job you personally would make $25 hour. But I think regardless of the area you should shoot for the business bringing in at least $50.00 per hour as an average. I think the national average is around $75 per hour.

When I quote I quote per window and get a price and then I say how long will this take and based on what I would like to make per hour I may adjust the price up if needed.

Luke has some nice videos on pricing and Jersey from WCR has a nice podcast where he has talked about pricing also.

Its tricky indeed, and I do generally try to calculate in my head the hourly cost.
With landscaping, I price at a dollar per minute. There’s also significantly more overhead, physical exertion, and fuel costs…also the need to compensate travel time and administrative duties.
My window cleaning business right now is more of a “just keeping food on the table” during the window. I’m hoping to slow raise prices

Hi guys, I have a couple of questions for you:

  • What would you charge for a slider with 2 big pieces of glass?

  • What if the hike is huge and they are all double hungs (doing a quote for this now…) 50 windows total. Still 8 bucks for all the double hungs ?

Thank guys

For jobs that I’m not sure about, I’ll go back to my van and grab my ‘quote kit’ - little pouch with a 14" squeegee/washer/cloth/small razor etc and actually time myself cleaning some windows that the customer looks out of a lot. I angle it to the customer as something like “You never really know until you’ve started, so I like to be super thorough, even if it does take much more time”. I take my sweet time doing it - that way I can get an idea of what to charge per window. I have found that Customers love this, especially if they’ve had other guys come out and just eyeball it; makes me look super pro in comparison and gives me a perfect idea of what to expect.

I know it won’t always be convenient to do this (ladder work etc), but it may help

Is that price 8 dollars inside and out. Or is that out side only.

In and out glass only

We’re charging 10-12 for inside and out now. Depends on your market you’re in.

What would you consider on price for hard water removal. Or would you tell the client you dont do restoration.

Id lose my shit if i did a $250 job in 7 hours…

$350 just for windows in pics.

I notice a lot of companies use solely a window count to estimate price. I use a combination of windows and estimated time of completion because I am running a business, and it has a finite per hour operating cost; not to mention a tight weekly schedule. The window count estimate and the estimated completion time must be in agreement. This takes some time to master, but after 8 years, I’ve gotten pretty good at estimating time after walking a property.

Yes, that’s good to do both. I do that to. :grinning:

I know thos is a old thread but the easiest way i have found to quote is pretty simple

Small 4.50 llll 4 x 4.50
Medium 5.50 llll llll 8 x 5.50
Large 6.50
Extra large 7.50 lll 3 x 7.50
Door 4.50

Use tally marks for each window on the correct size
1 floor
2 floor
3 floor

A dollar increase each floor

You base the size off each indiviual house

if they want exterior & interior obviously you double

1$ per screen

1$ per french pane

Storm window price have many factors that determine the cost typically they are going to be old old a pain in the ass that take way to much time if they have the large glass pane over the outside that are screwed in we tell them the can unscrew it prior to us arrivi g and we will clean them but will bot screw/unscrew anything to much of a liabilty storm windows i will quote high high 40$ per window if we run into a problem with a particular window we will deduct it from the total price after we finish we do not go any further with that window we tell them if they can get it unstuck etc then we will clean

Hope this helped
